Mr. Dowell,
I met you last September when you came out to present your listing presentation. Although, my wife and I felt that your presentation was fantastic and your real estate marketing was superb, my wife and I decided to list with another realtor who gave us a better price. You handled yourself very professionally when we contacted you and told you that we were listing with another realtor who said that they could get us a better price. What you said to me has stuck we me ever since and we have learned a very hard lesson. We have lowered our list price $40,000 and still have no offers. How do we cancel our listing with our current realtor and list with you?
Dear Mr. Seller,
I never wish ill will to anyone. I would probably list with the realtor who promised me the highest price if I didn’t know any better. When realtors do this, seasoned professionals, call this buying the listing. Buying the listing means getting the listing at any price with the goal of getting other sellers and buyers. The agent hopes to lower the price on the listing low enough to get it sold before the listing expires. I prefer being honest with sellers up front and give them the facts.
1) First, I know there are less then a small handful of seasoned Kansas City real estate professionals that will provide the marketing like the Dowell Taggart Team. We market our real estate listings on over 1,000 websites.
2) Second, I am a 3rd generation realtor and have been in real estate for over 20 years. I possess a lot of knowledge. Coupled with the knowledge of my team, our knowledge is second to none.
3) We prefer to be honest with sellers up front. We are in an odd real estate market and the Dowell Taggart Team will not over promise and under deliver.
As a professional real estate agent, I can not advise a prospect how to break a real estate contract in order to list with the Dowell Taggart Team. I would recommend consulting an attorney. Next, since your home as been on the market for almost 6 months, my marketing plan I presented to you will not work. I would need to view the stats and come up with a new plan of action. When a home gets worn or is on the market a long period of time, buyers think there is something wrong with the home.
I’m sorry Mr. Seller that you have learned a hard and costly lesson. When making important decisions in life get informed and make smart decisions. I get inquiries like this on a weekly basis. I keep up on all listings we don’t list. In the past 6 months not one listing that I have lost to another realtor has sold for more then what I suggested listing it at during my presentation to the seller. I use sound facts and stats when making pricing suggestions.
