Johnson County, KS. Real Estate Stats. Are we really in a Buyer’s Market?
The 3rd quarter 2007 real estate stats for Johnson County, Kansas are in and the news may not support that we are in a strong buyer’s market like most of the United States. In some parts of the United States, homes have depreciated dramatically and homes are taking over 180 days to sell. Those stats are not showing up in Johnson County, Kansas.
Since the second quarter, the average sales price has increased from $270,900 to $273,300. The forecast for the fourth quarter is the home values to keep on increasing. While most parts of the United States has seen huge increases in the number of homes on the market, Johnson County has seen a slight decrease from 4,802 homes on the market in the second quarter to 4,662 homes on the market the 3rd quarter. There is typically a decrease in the number of homes on the market from the strong second quarter to the slower selling 3rd quarter of a year. During the 3rd quarter the summer is ending and school is starting.
During the 3rd quarter, home sales slowed to 2,266 and the number of new homes built lowered to 334. Homes on the market sold on average a week earlier in the 3rd quarter, compared to the second quarter. The forecast for the average days on the market is expected to increase, meaning that is will take longer to sell homes in the 4th quarter.
