Why Kansas City FSBO's Need a Realtor?

A recent Olathe For Sale By Owner asked me why they should list with a Realtor. After thinking about the question, I asked if I could show them my presentation. They said they didn't have the time. When I said that I do not have the time to work with non serious sellers, they said they were serious. Then they asked me to tell them in 1 minute why they should listen to my presentation. I gave the Olathe FSBO a list of reason of why they should take the time to listen to my plan of action, here is what I said:

 1) FSBO's can't list their home on the Heartland Multiple Listing Service. By listing with a Realtor, you can reach every Kansas City real estate agent. A great tool to reach buyer's agents and potential buyers. How many buyers will you miss marketing your home to?

2) Real Estate Agents will not show FSBO's first.  They first go to the MLS and pick homes from there to show. Only once they pinpoint an area and no homes on the MLS, will they show a FSBO. Look at how many potential buyers will not see your home, first, and may have bought a home before they see your home?

3) Buyer's may feel imtimidated because you the seller will be following them around the home. How would you feel if you were looking at home and the seller followed you around? Would you be honest with them? Would it be tough to negotiate?

4) FSBO's typically get into legal problems because of their lack of experience. Anyone can handle situations when they are going right, it's when a situation goes wrong do we get into trouble. The lack of experience can get the FSBO in legal problems. What would you do if you got into a legal situation?

5) FSBO's lack the marketing that a real estate can provide. 87% of home buyers go to the internet when searching for a home, so marketing on the internet is important. I will market your home on 100+ website, including 6 that have high page rankings on Yahoo and Google. I will even offer a well designed web brochure that will be highly indexed on the search engines and will have multiple pictures. What ind of internet marketing will you do?

6) A real estate agent will keep you updated on the market and follow through with the proper documents. Do you have access to market stats and real estate documents?

6) 79% of the Johnson County FSBO's pay at least a 3% real estate commission. Which is more important, what you pay the Realtor or what you net out of your home? If I could show you a plan where you netted more money, wouldn't that be in your best interest?

Needless to say, I got to present my FSBO plan to the Olathe FSBO and they were Amazed! They were very impressed with my marketing plan. They happily listed their home with the Dowell Taggart Team.
